Do I pay a security deposit?
- The security deposit is paid at the time of signing the lease. It is to cover damages above normal wear and tear; to pay for cleaning costs not done by group and to pay for carpet shampooing, if house has carpet. Security deposit does not replace rent. The deposit is returned within 21 days after the end of the lease.

Who do I contact for utilities?
- We contact Xcel Energy mid-May to put the electric/gas in your name, depending upon the lease terms. On the lease your group specifies which names will be given to Xcel. Your electric/gas bill will come directly to your house once a month. If you have any questions for Xcel, their number is

- We pay the water, sewer and weekly garbage. Any large items, such as sofas and furniture and appliances, would be charged back to you.

Help the postman…
- When you first arrive at your new house, please write the last names of everyone at house on a piece of white paper and insert in sleeve of mailbox.

Who takes care of lawns and snow removal?
- We do the lawns. During snowfalls, your group is responsible for shoveling from your entry doors out to the boulevard public sidewalk and any side or back yard sidewalks. Please keep the steps cleared at all times to make the steps safe and so the postman can deliver mail! Per City of Winona ordinance, snow removal needs to be done within 24 hours of snowfalls. We clear the public sidewalks and parking area.

When you leave in the wintertime…
- Save yourself a costly damage-repair bill and never set the thermostat any lower than 50 degrees to avoid frozen pipes!

I want to renew my lease
- We start showing the 4- and 5-bedroom homes by mid-September. If your group intends to renew, please let us know right away before these showings begin so we can do the paperwork. If your group number changes, please consider our 3- and 2-bedroom offerings.

Is smoking allowed?
- Short answer: No. Outside, however, would be permitted. Smoking also includes anything burning, such as a hookah. Be sure cigarette butts are safely extinguished and kept picked up off steps and lawns.

Do you allow subleasing?
- We handle subleasing based on the situation. If you feel subleasing may be necessary, the first notification should be with your roommates, the second to us.

When is garbage pickup day?
- We use Winona hometown garbage service provider J&J Rubbish. Look for the red plastic pull dumpster. If taking garbage to curbside, please do so the night before as they are early birds! Note below whether pickup is curbside or alley.
